The Big Picture

Life in the fast lane between Austin and San Antonio just got another mall to complain about. Transwestern Investments and NewQuest have kicked off construction on Kyle Park, a roughly 101-acre mixed-use development at the northeast corner of I-35 and Bebee Road that will center around a large retail component. The project is pitched as a "regional lifestyle center" combining big-box, inline and pad sites alongside future housing and amenity space.

Call it suburban central planning: the retail portion is the centerpiece and the one the developers are building first.

What Changed

Construction has moved from planning to action: the retail portion of Kyle Park is now under way after the developers confirmed a roster of national tenants. The site will deliver approximately 412,588 square feet of retail space divided among big box, inline and freestanding pad sites, and the merchandising side is described in the release as "largely leased." Confirmed incoming tenants include Dick's Sporting Goods, Burlington, HomeGoods, ULTA Beauty, TJ Maxx, Barnes & Noble, Boot Barn and EOS Fitness.

Developers also say the full project will include a separate multi-family phase and a trail network stretching more than 50 miles around town with golf cart access and sidewalks, according to the release.

What's Next

Construction of the retail portion is under way now; the source does not provide an opening date or phasing timeline. The site is located at the northeast corner of I-35 and Bebee Road in Kyle. The announcement came via a developer press release from Transwestern and NewQuest; it does not include exact delivery dates, lease terms, prices for residences, or public access hours for the trail network.

If you drive I-35 between Austin and San Antonio, expect another retail draw to the corridor — and another set of reasons to time your Taco Bell run for off-peak hours.
